A mortgage borrower portal your clients actually use

Most “borrower portals” are built for lenders and servicers — and borrowers abandon them at the signup screen. Dossia gives each of your clients one private link: they open it on their phone and upload, no account, no app, no password. You validate each document and export a bank-ready loan file.

What is a mortgage borrower portal?

A mortgage borrower portal is a secure web page where a borrower uploads the documents their mortgage application requires — payslips, ID, bank statements, tax returns — instead of sending them by email or messaging apps. The portal shows the borrower exactly which documents are still missing, and shows the broker which ones have arrived and which ones need to be replaced.

There are two very different kinds. Lender and servicer portals belong to a bank: borrowers must create an account, and the broker has little or no control over the checklist. Broker-side portals like Dossia work the other way around: the broker owns the checklist, the borrower never creates an account — each loan file gets one private link that works on any phone — and the output is a clean, validated file the broker can submit to any bank.

In practice, the test of a good borrower portal is completion rate. If clients have to register, verify an email and remember a password before uploading a single payslip, many simply go back to email. A link they can open and use in ten seconds is the difference between a complete file this week and a stalled one next month.

Why borrowers abandon traditional portals

The signup wall

Create an account, verify your email, set a password, log in again on your phone. Every step loses a percentage of borrowers — and the ones you lose go back to emailing photos of documents.

Built for the lender, not for you

Bank portals serve the bank’s process. You can’t adjust the checklist for a self-employed or cross-border borrower, and you can’t reuse anything across the other lenders you work with.

No validation, just a dropbox

A folder where files pile up is not a portal. Wrong months, expired IDs and blurry photos sit unnoticed until the day you package the file — and the deal slips another week.

From first contact to bank-ready in three steps

1. Pick a checklist template

Choose a borrower profile — salaried, self-employed, cross-border — and Dossia generates the document checklist. Tweak it in seconds for the specific file.

2. Share one private link

The borrower opens it on their phone, in English, French or Portuguese, and uploads document by document — watching the progress bar fill. No account, no app.

3. Validate and export

Approve or reject each document with one click; rejections tell the borrower exactly what to re-upload. Export a clean, organized, bank-ready package.

What makes Dossia a broker-side portal

One private link per borrower

An unguessable link per loan file. Borrowers upload without creating an account or installing anything.

Trilingual borrower experience

The portal speaks English, French and Portuguese — built for cross-border borrowers and expat files.

Automatic reminders

Dossia chases the missing documents on a schedule, so you stop writing follow-up emails.

One-click validation

Approve or reject each document with a reason. The borrower sees exactly what to replace, and why.

Bank-ready file export

When the checklist is complete, export the whole file organized and consistently named — ready for any bank or lender portal.

GDPR-grade security

EU hosting in Frankfurt, encryption in transit and at rest, row-level security on every table, and a signed DPA on request.

Frequently asked questions

Do my clients need to create an account or download an app?
No. Each borrower receives one private link, opens it in their phone’s browser and uploads. No signup, no app, no password — their progress is saved against the link.
How is this different from my bank’s or lender’s portal?
Lender portals belong to one bank and serve that bank’s process. Dossia is your portal: you control the checklist, reuse templates across every lender you work with, and export a clean file you can submit anywhere.
Can I customize the document checklist per borrower?
Yes. Start from a template per borrower profile — salaried, self-employed, cross-border — then add or remove documents for the specific file. Templates are reusable across your whole brokerage.
What languages does the borrower portal support?
English, French and Portuguese. Each borrower sees the portal in their own language, which matters for cross-border and expat mortgage files.
Is borrower data stored in the EU?
Yes — in Frankfurt, Germany. Files never leave the EU, access is protected by row-level security, and we sign a DPA on request. Dossia is GDPR-grade by design.
